My brother in has a tenant who is habitually late in paying rent. The tenant is 25 days late and intends to move out of the rental by end of this month. The lease term ends in 2018. I have no experience in this space. Does anyone in NJ know where to start?

Residential. Evict if the tenant remains without having paid his rent for the month. Do I lose the right to sue for unpaid rent provided I cannot find a replacement tenant?

If he abandons the premises on his own accord and does not pay rent, what can I do?
